There is no upper limit or maximum rental application fee that a landlord may charge a potential tenant in North Carolina. Although it's recommended to not charge more than the typical out-of-pocket price, the landlord ultimately has the last say in how much to charge.
According to North Carolina state law, a landlord may request a security deposit if a prospective tenant's application is approved. The most a landlord may demand as a security deposit is two months' worth of rent for leases that are longer than month-to-month. The maximum is one and a half months' worth of rent if the lease is month-to-month. The maximum is two weeks' rent if the lease is week-to-week.
All security deposits must be kept in a trust account.
